It is a question almost nobody asks before buying a second home, mostly because the question that gets asked instead is a different one entirely: how much house can you afford.

Affordability Is the Wrong First Question

Affordability tells you what is possible. It does not tell you what is sensible. A great many people who can comfortably afford a second home outright still end up using a fraction of what they paid for, simply because affordability was never really the constraint that mattered.

The real constraint was never money. It was always time.

A Better Question

A more useful starting point is this: based on how your year actually runs, how many weeks could you realistically spend at a second home, honestly, without the optimistic rounding most people apply to their own future free time.

Sizing Ownership to the Honest Answer

Once that number is honest, the right size of ownership becomes much easier to see. Someone who can realistically spend two months a year at a property may genuinely be served well by full ownership. Someone whose honest number is closer to a few weeks is very often better served by a proportional, structured share, sized to match.

The right amount of house was never about what you could afford. It was always about what you would actually use.

It is a question almost nobody asks before buying a second home, mostly because the question that gets asked instead is a different one entirely: how much house can you afford.
